How do I know my water heater is about to fail?
Age is the first thing to check. Most tanks fail in the 8-12 year range. Rust-tinted hot water, rumbling from sediment, moisture around the base, and lukewarm showers are the warnings. A tank already weeping at a seam is days from failing, not months.
How fast can you replace a failed unit?
For a standard tank changeout, we aim to be there within a day or two of your call. Water heater permits issue quickly, and the work itself is a half day. Tell us it's failed and we treat it as urgent.
Is tankless worth it in Florida?
Our incoming water is warm, which is the friendliest case for tankless sizing. Units here don't fight the cold inlet temperatures northern installs do. If your panel can support it (or gas is available), the endless-hot-water and longevity case is strong. We'll run your actual numbers in the quote.
Does replacing a water heater really need a permit?
Yes, in every county we serve. A water heater is a pressure vessel tied into your plumbing and electrical or gas. The inspection exists to verify the relief valve, pan, and connections are right. We include the permit in every quote; it's not an upsell.
What size tank does my family need?
Driven by people and peak use, not square footage. The common mistakes are buying the same size that just failed without asking whether it ever kept up. We size from your household's actual demand during the assessment.
My water heater is in the attic. Anything special?
Attic units make pans, drains, and a leak-detection shutoff non-negotiable. Gravity makes any leak a ceiling repair. Tankless also deserves a hard look here. It has a small footprint and no stored water above your drywall.
