Permit application
We pull the roofing permit as the licensed contractor of record for your county. Review times vary by building department. Miami-Dade review has been running 4-6 weeks, and Broward is often faster. We will tell you what to expect at the estimate.

Installation
Most residential roofs are torn off and re-covered in 2-5 days. Your property is protected, and debris is hauled daily.

Final inspection and warranty registration
The county inspector signs off, and we register your manufacturer warranty. Then we deliver the paperwork: permit card, NOA (Notice of Acceptance) sheets, and wind mitigation documentation.

Frequently asked questions
How long does a roofing permit take?
It depends on the county. A Miami-Dade County re-roof has been running 4-6 weeks from submission, and Broward County often 2-4 weeks. Other building departments run their own schedules, and we will give you the current expectation at the estimate. Either way we file and track the permit as your contractor of record, so you don't touch any paperwork.
Will a new roof lower my homeowners insurance?
It can, but your insurer decides. A new roof built to current code resets your roof age and adds wind mitigation features. Those features include the sealed deck and enhanced nailing, which Florida insurers can credit. After the job we provide documentation for a wind mitigation inspection (Form OIR-B1-1802), which is how those credits get applied.
How long does the installation itself take?
Most single-family homes take 2-5 days from tear-off to final cleanup, if the weather holds. Tile and metal systems take longer than shingle.
Shingle, tile, or metal, which lasts longest in Florida?
In our climate, expect roughly 15-20 years from architectural shingle, 40+ from concrete tile, and 40-50 from standing-seam metal. Sun, salt air, and storm exposure age every system faster near the coast.
Do you handle the solar panels on my roof during a re-roof?
Yes. We offer solar detach-and-reset (R&R), which means the panels come off and go back on. They are removed, stored safely, and reinstalled after the new roof is complete, priced per panel in your quote.
What is a Notice of Acceptance, and does my roof need one?
Florida requires every roofing product to carry a state product approval. Inside the High-Velocity Hurricane Zone the rule is stricter. Products there need a Miami-Dade Notice of Acceptance. It certifies they passed the toughest wind and impact testing in the country. Every system we install carries the approval its county requires, and the paperwork goes in your closing packet.
